Structural Dry Rot Fix on Deck

The support beams on this deck were seriously rotted. This was a dangerous situation.

Consider It Done Construction was able to solve the problem by shortening the beams and bringing in the support posts.

Check it out! It looks like it has always been in perfect condition.
The best part? The square footage of the deck above wasn't changed!

Remove and Replace Deck and Railing

This funky multi-tiered deck was dry rot damaged, and not very functional.

Consider It Done started by removing it.

There it is...a large, functional backyard deck.
Bring on the BBQ!

The new deck design looks like it's always been here.

This young family is going to get a lot of use out of this new deck!

Deck Replacement with a Pattern

The owner of this deck wanted us to match the pattern of the deck when we replaced it.

Sounds good to us!

 Before.

After.

Deck Joist Replacement

 Look for the unpainted wood.
It's visible in these photos where old rotten wood was replace with new treated outdoor wood.

Below is a close-up of the work:
 Old, damaged wood needing removal.

Same area, new wood.

Deck Replacement

An old worn deck needing replacement.

After.
Consider It Done Construction was able to re-use the existing railing and sub-structure because the wood was sound.

Wooden Walkway

Time to replace this entry decking.

Just need to touch up the fresh cut wood with end cut solution, and we're done.

New Double Staircase

Dry rot had claimed these stairs.

We re-designed the stairs so each step was of equal height. That's why there's more steps in the after picture. Oh, and Consider It Done Construction painted the house, too.

Stair Replacement

These stairs were rotting. Consider It Done Construction dismantled and hauled away the old steps and decking.

Then, we rebuilt the stairs and decking in the same footprint, using treated wood and screw fasteners. We were able to save the customer money by re-using the existing handrails.

Backyard Tea House

This is the structure the customer wanted replaced.

Of course, you have to remove the old to make room for the new.

Framing.

Next, the roof truss.

Cedar roofing, privacy wall, and eaves.

And, finally....the benches.
Consider It Done Construction collaborated with this very creative homeowner on the design.

Here's one more shot of the finished Tea House. This should get a lot of use over the summer!

Small Back Porch Stairs

The deck had shifted 3 inches, the top was rotten, and so was one of the posts.

In about a day, Consider It Done Construction, dismantled and hauled away the old structure, then re-built it.

Whole House Remodel

This little house needed a big fix.
It needed a roof, sump pump, siding, gutters and a new front door.

The owner wanted the deck extended, but didn't want to remove the existing decking. Consider It Done Construction added a bit of deck on the side. Access to under the house was required for repairs. Just need to finish the touch-up paint, and it's ready for the renters.

New Decking

This one was too rotted to save.

Behold, a new deck for entertaining! Just in time for BBQ season.

New Front Porch

No way to save this porch. The rot was everywhere.

The customer wanted a bigger front porch. (Notice Mike's job-dog busily at work) A sub-contractor built the new foundation under the porch. Consider It Done Construction coordinated the sub-contractor while milling custom posts to approximate the original ones. Because the scale of the finished porch was bigger, the post brackets were slightly enlarged. CIDC also coordinated the new roofing for the porch, (and the roofing on the rest of the house). Broken windows were fixed instead of replaced because they were fairly new double-paned vinyl windows.
CIDC did the exterior painting. Hard to believe it's the same house.

Deck Before and After

Deck and new fence panels added in preparation for sale of the home.

We designed the deck to work with the shape of the backyard, and existing landscaping. The new fence panels were modified to add privacy on one side, and give better access.
